The New Year marks the start of Clarendon Street Apartments’ first year. Arbor Building Group, Inc., has completed the 9.1 million dollar rehabilitation and renovation of the project in San Jose on behalf of the project development manager, Housing Authority of the County of Santa Clara (HACSC).
The renovations were designed to transform 80 multifamily rental units, consisting of 66,254 square feet into affordable and modern apartments within eleven buildings on the 3.07 acre site. Clarendon Street Apartments offer a combination of studios, one-, two-, three- and four bedroom floor plan configurations for individuals and families.
Arbor did extensive exterior work, including a complete restoration of the exterior facades and the installation of new roofs, windows, decks and siding. The unit interior upgrades included new doors, closets, wood trim, paint, flooring and kitchen cabinets. Between the exterior and interior work, new insulation, heating and cooling, electrical and plumbing systems were installed to meet current codes and to provide enhanced energy efficiency.
The project has been completed in 4 phases over the last twelve months. Eighty units have seen their residents move out, have had Arbor and their team of subcontractor move in and completely renovate each unit and building. “You never get tired of seeing the happy faces of the residents returning to their new home” says Arbor project superintendant Randy Dunn. “The cycle between move out and move back in is 12 weeks so we really have to hustle to strip down the buildings to studs, install the new systems, windows, siding, roofing and all new interior finishes to get these people back into their home.” The residents have been especially thrilled with the addition of air conditioning. New kitchen cabinets, dishwashers, floor covering, and other enhancements are great but don’t compare to the cool air on a hot day in San Jose.
The three acre site was transformed with new landscaping, ADA compliant sidewalks and improved site utilities. There is an onsite property manager’s office as well as a newly remodeled Community Building.
Also new to the site is covered parking as provided for by a new 181 kW photovoltaic solar system which will yield savings to each resident’s utility bill.
